For investors who plan on purchasing 3-10 properties right away, I have developed The Millionaire Club, an exclusive program for Serious Investors who may be too busy to develop a real estate plan, research areas, or may just want the 1-on-1 mentoring to take care of the entire selection, purchasing and closing process.
Millionaire Club Investors work directly with me to create a real estate strategy, purchase 3-10 properties and get set up for a real estate business.
Millionaire Club Membership includes:
- Initial 2 hour session with Norman Nelson to create a real estate investment strategy.
- I will investigate areas and hand-select investment properties which meet your investment plans.
- I will confirm the rental market with the local property manager and prepares cash flow analysis.
- Together we’ll meet to review the property selections and choose the best properties which meet your goals.
- Along with your lender, we’ll determine the best loan strategy and lending program for each property.
- I will coordinate with the loan officer in getting you all disclosures and closing documentation. As needed, I’ll explain the documents and assist you in all closing requirements from lender and real estate agent. I will provide a notary and sign loan documents at our office, your home or a convenient location.
- I will work with your property manager to get you set up with a Management Agreement and ensure that your properties are rent-ready.
- As needed, I’ll arrange a series of meetings with certain affiliates in determining the best plan to manage your taxes, business entity and estate plan.
- As your 1-on-1 mentor, I will work with you through the entire purchasing process for the number of desired properties until all properties have closed and rented.
